# How to build a pergola

Lay out the posts, set them on footings or approved post bases, raise posts sized for the height, add beams sized for the span, then rafters on top, with bracing at the post tops. Attach to the house only through a ledger fastened into the wall framing, never the fascia. Check whether your city requires a permit first.

## Key facts

- In Prosper, a detached pergola more than 10 feet from the house must stay at least 3 feet from the rear or side property line, and one closer than 10 feet to the house must stay within the building lines.[^3]
- Prosper asks for a minimum 12 by 12 inch pier when a post carries more than 750 pounds, and requires piers for patio covers over 250 square feet.[^2]
- Miami-Dade exempts pergolas and trellises that are non-roofed or non-wind-resistant from the building permit, but still requires a zoning improvement permit.[^7]
- Fairfax County, Virginia, requires a building permit for freestanding accessory structures over 256 square feet, warns that a pergola added on a permitted deck may need a permit too, and recommends following the manufacturer's installation instructions even when no permit is required.[^5]

## Plan the pergola

A pergola is a frame of posts, beams and rafters, open or partly shaded on top. Three choices shape both the build and the permit:

- **Freestanding or attached.** A freestanding pergola carries itself on four or more posts. An attached one replaces a row of posts with a ledger on the house, which is the detail cities check most.
- **Open or covered.** Open rafters or lattice keep it a pergola. A solid or louvered roof makes it behave like a patio cover, with roof loads, drainage and, in many cities, a building permit.
- **Size and height.** San Diego's patio cover standard covers one-story structures no more than 12 feet above grade[^1]; Prosper, Texas, requires sealed plans above 400 square feet[^3].

Draw it before you buy lumber: a plan view with the post grid and the distances to the property lines, and a side view with the heights. Those two drawings are also most of a permit application.

## Materials

| Part | Typical choice | What the standards say |
| --- | --- | --- |
| Posts | 4x4 or 6x6 | San Diego minimum: 4x4 up to 8 feet high, 6x6 from 8 to 10 feet[^1] |
| Beams (headers) | Doubled 2x or solid 4x and 6x | Prosper open-air spans: 6x12 up to 25 feet, 4x12 up to 22, 4x10 up to 20, 4x8 up to 15[^2] |
| Rafters | 2x6 to 2x8 | Spacing and size shown on the plan[^2] |
| Lumber grade | Grade-marked | San Diego: Douglas fir-larch No. 2 or better, all grade-marked[^1] |
| Hardware | Post bases, ties, bolts | Hot-dipped galvanized or stainless steel in treated wood[^1] |
| Concrete | Footings or slab | San Diego: at least 2,500 psi for footings[^1] |

## Step by step

### 1. Check the rules and mark the layout

Confirm your city's permit rule and setbacks before anything else. In Prosper, a detached pergola more than 10 feet from the house must stay at least 3 feet from the rear or side property line, and one closer than 10 feet to the house must stay within the building lines[^3]. Stake the post locations, then check the diagonals: equal diagonals mean a square frame.

### 2. Dig and pour the footings

Footings carry the posts and resist uplift. Their depth is local: where the ground freezes, footings go below the frost line, such as the 42 inches below grade Hastings, Minnesota, requires for deck footings[^4]. Prosper asks for a minimum 12 by 12 inch pier when a post carries more than 750 pounds, and requires piers for patio covers over 250 square feet[^2]. On an existing patio, San Diego allows a 3 1/2-inch concrete slab instead of pad footings when each post carries no more than 750 pounds[^1].

### 3. Set the post bases and posts

Anchor each post at the bottom with an approved post base installed per the manufacturer's instructions[^1]. Plumb the posts in two directions and brace them temporarily. Size them for the height: 4x4 at minimum up to 8 feet high, 6x6 from 8 to 10 feet, in San Diego's standard[^1].

### 4. Install the beams

Notch or bolt the beams to the posts, or use post caps. Keep the span within your table: Prosper's guide for open-air structures allows a 6x10 header up to 23 feet and a 4x8 up to 15 feet, and shorter spans for roofed structures, such as 17 feet for a 4x12[^2].

### 5. Brace the tops

A pergola is tall and open, so wind pushes it sideways. San Diego requires posts to be anchored at the lower end and braced at the upper end, with knee braces or approved details; decorative bracing works if it gives the same resistance to lateral loads[^1].

### 6. Add the rafters

Lay the rafters across the beams at the spacing on your plan, and tie them down with hurricane ties or similar connectors. Prosper's plan checklist asks for rafter size and spacing, and for lattice spacing and size if you add it[^2].

### 7. Attach to the house, the right way

If one side rests on the house, use a ledger. San Diego allows a ledger the same size as the rafters, fastened to the studs with 3/8 by 5 inch lag screws at 16 inches on center at most, and does not allow patio rafters to rest only on the existing rafter tails or fascia[^1]. Prosper requires the ledger fasteners to reach the wall framing, or the structure to bear on top of the roof past the top plate; attachments under the soffit or at the ends of the rafters need a registered design professional's seal[^2].

### 8. Roof, if you add one

A louvered or solid roof changes the loads and the rules. San Diego requires a Class A roof covering, a minimum slope of 1/4 inch per foot for drainage, and specific code sections for light-transmitting plastic panels[^1]. Expect a building permit for a covered pergola in many cities: Denver requires a zoning and a building permit for all covered pergolas[^6].

### 9. Finish and inspect

Seal or stain the wood, add shade cloth or plants. If you have a permit, call for the inspections it lists before you cover anything.

## Do you need a permit to build a pergola?

Cities draw very different lines. Miami-Dade exempts pergolas and trellises that are non-roofed or non-wind-resistant from the building permit, but still requires a zoning improvement permit[^7]. Fairfax County, Virginia, requires a building permit for freestanding accessory structures over 256 square feet, warns that a pergola added on a permitted deck may need a permit too, and recommends following the manufacturer's installation instructions even when no permit is required[^5]. Denver requires two permits for every covered pergola[^6].

Building first is a gamble. Santa Clarita, California, lists patio covers and trellises among the projects that need a building permit; it can stop the work, and if work continues after a stop work order, the owner faces fines and a lien on the property[^8].

## Common questions

### What size posts does a pergola need?

San Diego's patio cover standard asks for 4x4 posts at minimum up to 8 feet high and 6x6 posts from 8 to 10 feet high. Many builders use larger posts for looks, but the minimum depends on height and load.

### How far can a pergola beam span?

Prosper, Texas, publishes a guide for open-air structures, a 6x12 header up to 25 feet, a 4x12 up to 22 feet, a 4x10 up to 20 feet and a 4x8 up to 15 feet, with shorter spans when the structure has a roof.

### Can I attach a pergola to my roof overhang?

Not without an engineer. Prosper does not allow attachments to the underside of the soffit or the ends of the rafters unless a registered design professional seals the design, and San Diego says patio rafters may not be supported only by the existing rafter tails or fascia.

### Do I need a permit to build a pergola?

It depends on your city, the attachment, the roof and the size. Denver requires a zoning and building permit for every covered pergola, while Miami-Dade exempts open, non-roofed pergolas from the building permit but still requires a zoning permit.
