# How to build a garage

A detached garage is built in stages that match its inspections: you pour a slab or frost footings, frame walls on treated sill plates bolted to the concrete, brace them, set engineered trusses, sheath and roof it, then hang a wind-rated door. Hopkins, Minnesota, for example, allows a thickened-edge slab up to 1,000 square feet and requires half-inch anchor bolts at most 6 feet apart.

## Key facts

- Hopkins, Minnesota, describes three: slab, framing and final.[^1]
- Ankeny, Iowa, adds rough electrical, mechanical and plumbing inspections when they apply, and requires a certificate of occupancy before use.[^2]
- Heights are capped too: 14 feet in Ankeny, 15 feet in Hopkins, 20 feet in Sycamore, each measured as the city defines it.[^2][^1][^3]
- Hopkins allows eaves no closer than 2 feet to a property line that abuts another property, so a garage with 2-foot eaves must sit at least 4 feet from the line.[^1]
- Salina requires detached garages to match the existing character of the home or neighborhood, for example similar siding to a house with vinyl siding.[^4]

## Plan the garage around its inspections

A detached garage is the biggest outbuilding most homeowners take on, and the one most tightly inspected. The easiest way to plan it is to follow the inspection stages, because each one checks work that will be covered by the next. Hopkins, Minnesota, describes three: slab, framing and final[^1]. Ankeny, Iowa, adds rough electrical, mechanical and plumbing inspections when they apply, and requires a certificate of occupancy before use[^2].

Two choices shape everything else:

- **The size.** It decides the foundation and, in some states, who may draw the plans. In Hopkins, a garage over 1,000 square feet needs a full-depth foundation, and Minnesota law requires its plans to be prepared by a licensed design professional[^1].
- **The door width.** In Salina, Kansas, a door 8 feet or wider makes the building a garage, which needs a driveway and a concrete floor; narrower, it is a storage building where parking vehicles is not permitted[^4].

## Step 1: Lay it out within the zoning limits

Draw the garage on your survey with every distance. Typical published limits: 3 feet from side and rear lot lines in Hopkins, Sycamore and Ankeny; 6 feet from the house in Hopkins and 5 feet in Sycamore; 20 feet from the property line if the overhead door faces an alley (Sycamore) or a street or alley (Hopkins)[^1][^3][^2]. Heights are capped too: 14 feet in Ankeny, 15 feet in Hopkins, 20 feet in Sycamore, each measured as the city defines it[^2][^1][^3].

Eaves count. Hopkins allows eaves no closer than 2 feet to a property line that abuts another property, so a garage with 2-foot eaves must sit at least 4 feet from the line[^1].

## Step 2: Locate utilities and prepare the ground

Sycamore makes the homeowner or contractor responsible for contacting J.U.L.I.E., Illinois' 811 service, before excavating[^3]. Then clear the pad: Ankeny requires all sod and organic matter to be removed from the slab area before inspection, and the top of the slab to be at least 6 inches above grade[^2].

## Step 3: Pour the slab or the footings

The foundation type depends on size and on your city:

| City | Slab allowed without frost footings | Otherwise | Source |
| --- | --- | --- | --- |
| Hopkins, Minnesota | Thickened-edge slab up to 1,000 sq ft | Foundation 42 inches below finished grade | Garage handout[^1] |
| Sycamore, Illinois | Monolithic slab up to 600 sq ft | Frost footing | Brochure[^3] |
| Ankeny, Iowa | Floating slab up to 1,010 sq ft, one story | Continuous frost footings 8 inches wide, 42 inches below grade, in some cases | Handout[^2] |

Ankeny requires those frost footings when the garage is within 10 feet of the house inside the buildable area, or when it has masonry veneer or concrete or block walls[^2]. Book the slab or footing inspection after the forms and reinforcing are in place and before the concrete truck arrives[^1][^2].

Set the anchor bolts while the concrete is wet. In Hopkins, they are half-inch bolts extending at least 7 inches into the slab or foundation, no more than 6 feet apart and within 12 inches of the end of each plate section, each with a nut and washer tightened to the plate[^1].

## Step 4: Frame the walls

Hopkins' handout reads like a framing checklist[^1]:

- **Sill plates**: 2-inch nominal, at least as wide as the studs, and pressure-preservative treated or decay-resistant wood whenever the plate is less than 8 inches from exposed ground and rests on a slab in contact with the ground or on a foundation wall.
- **Headers**: sized over every window and door opening, and shown on the plans.
- **Bracing**: let-in 1x4 diagonal braces or approved metal straps at 45 to 60 degrees, or wood structural panel sheathing at least 5/16 inch for 16-inch stud spacing and 3/8 inch for 24-inch spacing, nailed with at least 6d nails at 12 inches on center.

If the garage is close to the house, the walls change. Ankeny requires 5/8-inch Type X drywall throughout the interior, walls and ceilings, for accessory structures less than 6 feet from the house, and fire-rated openings in walls within 6 feet of it[^2].

## Step 5: Set the trusses and sheath the roof

Wood trusses are fine when they are designed for the state's snow load, and Hopkins requires the truss design drawings, including all required bracing, with the permit[^1]. Install the permanent bracing the truss drawings show before you load the roof with sheathing and shingles. Ankeny asks for additional plans for a gambrel roof, unconventional roof framing, or attic storage with stairs[^2].

## Step 6: Pass the framing inspection

In Hopkins, the framing inspection comes after all framing, bracing and gypsum sheathing are complete and any rough electrical is approved, but before siding, building paper or roofing go on[^1]. Do not close the walls first: an inspector who cannot see the bracing and the anchor bolts can ask you to open them.

## Step 7: Roof, siding and doors

Install siding and roofing according to the manufacturers' written instructions[^1]. The overhead door is a structural item in many codes: Hopkins requires garage doors to meet minimum wind resistance standards and carry a label showing compliance with ANSI/DASMA 108, and notes that state law requires automatic openers to have an automatic reversing device[^1].

Match the house where the city asks for it. Salina requires detached garages to match the existing character of the home or neighborhood, for example similar siding to a house with vinyl siding[^4].

## Step 8: Power, if you want it

Electrical work is its own permit. If you run power to the garage, Ankeny requires at least one GFCI outlet, one interior lighting outlet and one exterior lighting outlet at each service door, with the cable protected[^2]. It also requires 3 feet of vertical clearance between an overhead electrical service and the roof[^2].

## Step 9: Driveway, grading and the final

A garage needs a way in. Ankeny requires a hard-surfaced driveway of concrete or asphalt to every garage[^2], and Sycamore a continuous paved surface between the garage and the street[^3]. Hopkins' final inspection comes when the garage, the grading and the address numbers are complete[^1].

> **Where we stop**
> We prepare garage drawings for the permit application and include the truss maker's drawings. We do not make structural calculations or stamp plans: if your garage needs a licensed designer or an engineer, because of its size, a second floor or the loads, we tell you at the start.

## Do you need a permit to build a garage?

Every stage above has an inspection, so a garage built without a permit cannot be checked afterward without opening it up. The zoning limits, real fees and city examples are on the [detached garage permit](https://yespermit.com/detached-garage-permit/) page, and the usual reasons for refusal are on [why detached garage permits get rejected](https://yespermit.com/detached-garage-permit-denied/).

Our All-in offer prepares the drawings and the file for your lot and follows it until your city issues the permit.

## Common questions

### Can a detached garage sit on a slab without footings?

Often, below a size limit set by your city. Hopkins, Minnesota, allows a thickened-edge slab up to 1,000 square feet, Sycamore, Illinois, a monolithic slab up to 600 square feet, and Ankeny, Iowa, a floating slab up to 1,010 square feet and one story. Larger garages need frost footings.

### How far apart are anchor bolts in a garage?

In Hopkins, Minnesota, sill plates are anchored with half-inch bolts extending at least 7 inches into the concrete, spaced no more than 6 feet apart and within 12 inches of the ends of each plate.

### Does a garage need electricity?

Not necessarily, but if you run power to it, the work needs its own permit. Ankeny, Iowa, then requires at least one GFCI outlet, one interior lighting outlet and one exterior lighting outlet at each service door.

### Can I use roof trusses on a garage?

Yes, if they are designed for your local snow load. Hopkins, Minnesota, requires truss design drawings, including all required bracing, with the permit.
